Instantly analyse anyRightmove or Zoopla listing.
One click on the property page, a full feasibility verdict in the next tab. Price, postcode, tenure and EPC lifted straight into PropertyLord AI’s Quick Check — SDLT, build cost, ROI, all worked out in roughly 30 seconds.

How it works
Install once. Check every listing you open.
No copy-pasting URLs. No retyping postcodes. The extension recognises a property detail page and surfaces a provisional verdict before you’ve finished reading the asking price.
STEP 01
Install the extension
One click from the Chrome Web Store. Free, no account, no card, no tracking beyond the page you’re on.
STEP 02
Browse Rightmove, Zoopla, OnTheMarket
Open any listing you’d normally consider. A small PropertyLord AI badge appears next to the price with a provisional verdict.
STEP 03
Open in PropertyLord AI for the full Quick Check
Click through and the deal lands in /tools/quick-check pre-filled — SDLT, build cost, regional multiplier, ROI, post-tax profit.
What it detects
Every signal that actually matters on a property page.
The content script parses the page defensively — each field is a separate try/catch, so one missing element never blocks the rest. Fields shown are the ones worth reading before you commit to an offer.
Asking price
Parsed from the listing header. Guide-price and POA handled defensively.
Address & postcode
Full address where available, otherwise outward postcode — enough for a regional build-cost call.
Tenure & lease years
Freehold / leasehold flag, with unexpired lease years surfaced on flats.
EPC rating
A–G band when published. Flagged when missing so you can demand it before offer.
Floorplan + images
Links to the floorplan and hero images carried through into the Quick Check.
Canonical listing URL
The source URL is attached so the deal can be looked up again without re-parsing.
Portal layouts change periodically — when a field goes null on a given site we fall back to conservative defaults and flag it in the Quick Check form so you can confirm before running the numbers.
What you get
A Quick Check deal score, on propertylord.ai.
Click the badge and the listing lands in Quick Check with every detected field pre-filled. No retyping. No typos in the postcode. You land on the verdict row with the cost ladder already drawn.
- Binary verdict — viable, marginal, or not worth a viewing.
- Full cost ladder — SDLT (HMRC-accurate, with surcharges), 28-trade build cost, finance, holding.
- One-click escalation — run a full feasibility report on the same fields if the verdict passes.

Before you sign up
Reasonable questions.
- Which sites does it work on?
- Rightmove, Zoopla and OnTheMarket property detail pages at launch. Auction houses (EIG, Allsop, Savills Auctions) are on the roadmap — post-Web-Store submission, driven by waitlist demand.
- Does it upload the listing anywhere?
- No. The extension parses the page in your browser, builds a URL-encoded JSON blob, and hands it to propertylord.ai/tools/quick-check only when you click through. No scraping, no server storage, no account required.
- How accurate is the in-page verdict?
- The badge is a provisional signal based on postcode region, bedrooms and asking price. The full Quick Check on propertylord.ai is the authoritative read — HMRC-accurate SDLT, 28-trade RICS-benchmarked build cost, regional multiplier.
- Is it free?
- Yes — free for UK developers, forever. The extension mirrors the 9 free calculators on the PropertyLord AI web app. The paid launch layer (polished exports plus deeper report features) stays on the web product.
- When does it launch?
- Join the waitlist and you'll get the install link as soon as it is published on the Chrome Web Store — plus a nudge if anything material changes.
- What data does the extension collect?
- Only what’s visible on the listing page you’re already on. It runs as a content script on the three supported domains and has no background data exfil — manifest.json is reviewable in the repo.
